i don't care for it
but it does sell
there was a black house in my neighborhood on the beach that did take a while to sell
good remodel otherwise even at 80 bux a gallon color is fixable and the black house was loaded with expensive upgrades
the color kept it on the market longer, too harsh

Back in the day. I use to flip houses in the slow season. This is the worst one I ever bought and the most profitable.

There was an old lady that had 10 cats and 4 dogs. Her family put her in a home and shut the door leaving the cats and dog to die inside. The city condemned the house and had a hazmat team remove all the lath and plaster.

I talked the city into selling it to me for $5k. I found some enzyme based stuff that took all the smell out of the house, after it was sprayed on everything.

Rewired, insulated, drywalled, new kitchen, bath. Didn't touch the exterior at all. Took about 6 weeks to redo it. Had about $20k in materials in it. It sold in a day for $95K
