I gave a warning a few weeks back about investing in dividend paying stocks with a 4%-6% yield.

Just take a look at many of the interest sensitive high yielding REITs since then:

Many of the REITs I follow are yielding >6% but you have to look at (1) Debt, (2) the quality of their FCF and is it growing and (3) the pricing power they have w/i their sector.

I continue to add to my medical REITs including DOC and MPW. DOC s/d continue to have growing FCF.

There are other dividend payers that may cut their dividend so that is on the table w/ rising rates.

I did add to my INTC now a 5.6% dividend after listening to the new CEO (been on board for 18 months) and their plan for building their new Fabs in Ohio and overall strategy to focus on building back an engineering culture through out INTC. He explained their reason for raising their dividend and kept capital spending at current levels.

There are many other dividend payers that are very attractive at these lower levels. However, it still may be early to be buying as most sales in many/all sectors have yet to bottom.

FWIW, sitting on the most cash ever at 25% and selectively buying/adding to my portfolio now close to 90 positions.
