I trimmed bought PRU and ABBV today, 2 of my largest holdings. Held in IRA's so no taxable gains (ABBV were shares bought at 53.30 and the PRU shares were trading shares, keeping the core on bought)

With the $SPX +5.54% in one of the biggest up days in years; I booked some gains in several REITs & various long term positions, selling high cost shares for gains:

MAC sold 13% bringing my avg cost down to 9.77/share
CTO sold 25% bringing my avg cost down to $15.13/share
BLDR sold 18% bringing my avg cost down to $56.58/share
TROX sold 50% bringing my avg cost down to $11.14/share
RCMT sold 30% bringing my avg cost down to $14.25/share
AU sold 20% bringing my avg cost down to $14.45/share
T sold 29% bringing my avg cost down to $19/share
PSX sold 12% w/ avg cost at $70/share
ATO sold 12% w/ avg cost at $28.59/share
STAG sold 16% w/ avg cost at $27.14/share
M sold 20% w/ avg cost at $7.81/share

XRX closed out position for small gain
SWX close out position and moved precedes into ALE & NWN

Been looking to start new positions in COUP +24.8% and AMZN +12% but they got away. Have GTC order set at what I believe are value prices. I am looking at quarterly FCF for COUP and they are positive & growing; price/cash flow 22.14x. Not so sure about the Value proposition for AMZN other than I use the service and like it. Their AWS is a hidden asset but hard to separate that value from the rest of the company.

Still holding 23% cash
