They beat on earnings, so they must be taking market share from someone.

They took a ton of market share from Rocket Mortgage this year while earnings only dropped 1.5% YOY. Their business model is to aggregate mortgages from independent brokers, and that model is winning out. Most of their business is home purchases, while Rocket had a huge amount of re-fi's the past several years. Rocket is a direct to consumer model, and it's losing out to United's broker model.
