RE: CIO earnings before the open tomorrow 5/5/2023

Estimates are $0.34/share for the Q1 quarter and $0.33/share for Q2. Stock at/near All Time Low.

CIO a small Cap $220 million market cap.

Over 90% fixed rate debt; 3.2 years weighted average debt maturity
lots of tenant improvements to get tenants to renew leases
Only large tenant w/ 3% lessor (Net Rentable Area) is WeWorks other large tenants are solid w/ long term lease

No real issues w/ Debt I can see.

Stock selling off at/near All Time Low.
