The important thing to note is the fed pulled demand forward years though.That is the root cause for the housing shortfall.

Anyone who was in a position to buy did. Then came in the hedge funds who bought entire communities (happened all over Florida). This also had those buying second, third, fourth, homes which were used for rentals and benefited AirBNB.

The boom in housing was too quick and prices inflated too fast. There are already reports that 8% of those who bought homes in 2022 are already underwater.
