Had to replace a water heater in my rental property. Only got 7 years out of my Rheem heater. That install was through Home Depot and the total cost was $1,800. Home Depot no longer has in-house installers so I went w/ a private contractor this time. This install had a total cost just under $3,000.

It makes a big difference if I get 7 years vs 15 years useful life. Even those warranties do not cover the replacement cost so I now try to buy the 'best' quality (longest term warranty). The marginal extra cost is really not that much more if you get 5-7 years more life from the higher-quality product.

Seems like these durable goods that consumers buy just do not last as long and are more expensive. Our rental only got 3 years out of a new low end washer, So now have been buying the high end models along w/ the extended warranties. It just costs too much getting a repair firm out to the property and a huge disruption to the tenants (especially during Winter w/ all the issues w/ snow).

I have an aging AC unit that is failing. I had a quite to replace it from 2020 and unfortunately didn’t do it as I could repair it for $200. Now the quote for the same unit is almost 30% higher.

The unit also had a leak, so I had to had it recharged last summer. This cost me $600 because it used now obsolete gases (it’s not Freon but a similar) which are getting very expensive. I am going to have to bite the bullet and have this unit replaced next summer, because I suspect that the leak comes back and there are other issues.

There has been tremendous inflation with these part and I don’t think it’s going to revert. Makes me want to buy CARR stock (which I should have bought when it was spun off from UTX - bit miss).

My goal was 10% return annually I’m already there in one month. I do have lot of beta stocks apparently.

I had traded BNTX (PFE)and MRNA before. Meant to buy it for the longer term because of the promise of RNA but took my small profits and moved on. Looking to buy ,if they drop enough because covid is over etc…also looking at QDEL …testing covid.
Problem with these stocks is that they have high beta….can go up or down 40% in a heartbeat.
I actually watched interviews by both ceos on the hope and promise of RNA technology. Fascinating stuff.
