HI SGJ,

It really depends on where one lives IMO.

In 1995 I bought a home that was built in 1992. The next year we had a hurricane come through Houston and it ripped a few shingles off of every part of my house. Is was at worst a 4 year old roof. I took the insurance and paid up to get a Decra-bond metal roof (made in Australia and guaranteed for 120 mph winds). Over the last 28 years, that roof has gone through 6 or 7 tropical storms and hurricanes - some very high winds and I have only had one sheet of metal get loose on the outer edge of the roof. I heard it buffering all night long. I re-screwed that panel and its adjoining panels and it has never made a noise since.

In our most recent build of a dealership facility, it was mandatory to comply with new hurricane codes. It did add to the cost of the building marginally. That being said, during the last hurricane which shut off electricity for 9 days, not a piece of the roof suffered damaged while our oldest facility required 100% new roof screws.

Making it through the storm is nice, and no water damage is even nicer.

I'm a believer in metal roofs. My house in Wisconsin has a very old composite roof that my insurance company now charges a premium to cover it (even after I've repaired the valleys). Once a metal roof is installed, home insurance offers a substantial discount for fire prevention. Every body has their view and I've benefitted from a metal roof, so I'm a believer in them. It will be my last roof!
