Yes, I saw it, and I don't understand such good numbers. I get that many people who have refinanced or bought and have mortgages at 3% are reluctant to sell to move up and be faced with mortgages much higher (6%?). So it must be that much of the new construction is for first-time buyers?

A cautionary note?: If I understand correctly, housing starts are not the same as housing sales or completed sales. It's possible that housing stocks could fall if stockholders come to believe buyers might cancel orders.

It has been surprising to me to see all of the several housing stocks I sold slowly move up to 12-mo highs from much lower prices. I even convinced myself it wasn't worth holding even stub positions. Ouch. Another error there. Now at currenct stock prices I'm reluctant to get back in these stocks.

Somewhat offsetting is I still have positions in several of the suppliers (e.g. BLD, BLDR) to the stickbuilders. I said I liked their possibilities better. These stocks have moved up with the homebuilder stocks.
