Today, in the Older Folk Portfolio, I added to the following.

AEP, MO and O.

Utilities represent the largest level of exposure in this portfolio and after a considerable correction in the utility sector, I thought it was time to start adding and I needed to bring AEP up in value closer in size to the other utilities.

MO has a yield close to10% and the dividend doesn't seem at risk, so I'll take that 9%+ yield.

O announced the acquisition of SRC yesterday and the price took a hit. I think the SRC acquisition is beneficial to O. The dividend in my opinion is very safe. O currently has a 6.68% yield.

Management had this to say:

"The deal is expected to add more than 2.5% to annualized adjusted FFO per share and to be leverage-neutral. No new external capital is anticipated to be required to finance the acquisition.

"Spirit's assets are highly complementary to our existing portfolio, extending our investments in industries that have proven to generate durable cash flows over several economic cycles," said Realty Income ( O) President and CEO Sumit Roy."

All of these moves are income based acquisitions.

Yesterday, in the Older Folk Portfolio, I added $10K worth of PRU which has a yield of 5.45%.

Today I will be adding to some financials, specifically adding $10K each to:

BMO .. CM .. MS .. RY.
