You are pretty young so you have no experience with the customer side of going into a senior home situation.
I almost think the main reason people do it is it they can afford it and one of the couples is likely to need special care down the road- alzheimers or worsening diabetes. it allows the couple to stay more or less together when otherwise it would be impossible. but that is a small segment of the population, and still most couples just stay together in their home with extensive home health care. that is usually only tolerable if there are younger family members nearby who can pitch in if need be. My in laws ended up in assisted living once my mother in law was not able to cook anymore and my father in law was not able to golf and they wanted to move anyway to be closer to their kids and grandkids. it was an excellent decision for them. But they went to a assisted living center that was run by a non profit religious organization so there is competition on that front as well. The other situation is where one of the partners dies and the survivor is lonely and out of sorts and wants more social contact and less home management.

(it's less than 1% of my portfolio, may be slightly lower in the near-term)

I thought your portfolio was about $2,500. No?
