the brutality is in HK commercial real estate

went to window shop for commercial real estate yesterday

viewed a full-ocean grade-A large floor area in prime CBD, by invite of bank that took the building from owner, marked down 50% off of purchase price of the troubled owner

rest of the building populated by law / accounting firms, clinics and investment companies

owner probably lost mistress also, but might not be at 50% discount

might be at 80%

building covenant allows for subdivision of 16,000 sft into small offices sized 600 - 1,500 sft

reckon rent and hold until recovery by 100% (say 60 months), and sell some for drink-of-water liquidity as needed along the way or at the tail end, and hold rest for monthlies

as wall of people and money approaching HK

am talking to prospective partners, but the deal will not wait

so am paving way for such going forward

brutality is okay as long as there be safe harbour in midst of brutality
