(Note: Owned this in the past but closed my tracking position w/ a nice gain)

Debt to Equity pretty high 3.16x. That may be normal for a rental high capitalization company.

Here is a link to their FCF reports covering year (both quarterly & annual)

Notice the large Capital expenditures (expected) resulting in negative FCF past 5 quarters. Annual FCF is/was positive only 2 of the last 10 years.

Somewhat OT but when you're looking at the CAPEX do you (or anyone) add in acquisitions too? I have been including this after some readings from Aswath which has helped drive some of my FCF decision making lately.

If you account for the acquisitions $HRI has also been doing, this also gives them a worse FCF outlook.
