what i observe anecdotally doesnt count for much. I went into a nordstrom;s rack where I live and was disappointed. nothing of interest and prices were not low as compared to ross or even costco. went in to a kohls in denver there were few shoppers but I picked up a couple of decent items from a clearance rack.
where I live a local strip mall seems to be losing tennants monthly and they are not being replaced. the location is excellent but I think Walmart Costco and Target and the internet are just reducing the need for retail space in anything but upscale locations. Inflation marker- My wife's long term care insurance going up by 10% after 20% the year before. thankfully she has less heath problems and is more mobile than her younger sisters.

Sternlicht of STWD was on cnbc last week. He posited that the rate hikes are actually contributing to inflation because the affluent are getting much more for there cash on deposit than they were, and less housing is built which will continue to drive rent prices up. there will be more pressure on regional banks as more properties that cannot be refinanced at new high rates will be turned back to the lenders.

Driving back from Denver I stayed overnight in a Days Inn in Deming NM. I was happy to have a clean room and the cost included a hot breakfast that was surprisingly good.
