Bullseye! -

Have the habit of being conservative in estimating prices. There are so many variables that can enter the picture down the line. We always hope that "numbers" are beaten and the price will rise over the estimates. It's better to be conservative and have pleasant surprises than be too enthusiastic and have a disappointment. I'd dearly love to see 10 or better by the end of the year and if it comes to pass we will all be much better off. GO CYI!!!!!
