I had an interesting conversation with some 50-something
snowbirds who will be scouting out Florida vacation homes
for pre-retirement investment purposes. It seems that real
estate in their favorite FL Easter vacation spot is being bid
up by current and pre-retirement investors. Given the finite
amount of beach homes and recent equity gains their
real estate agent has convinced them to purchase this
spring to pre-position their basis when they retire in 10 to
15 years. Since their current mortgage is essentially paid
off and interest rates are yet very attractive they will bid
on a small 750K opportunity this spring.

According to their R/E agent, properties in the right areas
are moving like hotcakes. Another reason rates have bottomed and
inflation will re-emerge eventually IMHO.
