I had GOOGL GEMINI try to calculate the Discounted Cash Flow Model but was not able to get current stock prices.

Perplexity.AI my Go To and did that calculation w/ no problem

Been using GROK but sometimes too much info unless if you specify your 'exact' detail.

FWIW, I been have Gemini do some Cash on Cash real estate analysis for some income property I am looking at. I assume no mortgage and provide the rent roll. I want to see what the property would sell w/ a 8% Cap rate.

Did a nice job and also included property tax, standard expenses (insurance) and even standard allowance for repairs and rent. It then provides me what the property should sell for an 8% Cap rate (or any rate I choose).

I can use RedFin (or Zillow) to see if any properties in a certain area meet my specified criteria.

Conclusion: So far none (like in 2008) but getting better as price reductions hit. If we do get that 30%-40% real estate correction, I would expect several areas I am monitoring specifically in NV would generate the returns I want.
