you don't give up, do you? There is no such thing as non-performing assets in the type of valuation that we have talked about.
And if you think that HJM is used for exotics only then you need to go back to school, old man. Stochastic models are used by everyone nower days. I am sure that you have seen Black-Scholes formula which represents closed form solution of the price for European put/call options assuming simple lognormal stochastic process and simplifying assumptions for term structures.
Running simulations of interest rates is one of more complicated tasks that you can ever imagine in your simple mind.
I am not in the mood to read all of the post. I saw the word beta when I was glancing at your post though. Have you ever run any studies on your own on how stable beta is (or APT factors). If you don't have enough skills just look at change in correlation on bloomberg

You really need to go back to school
