Let me explain it to you.

There is a lack of supply, if you have a fixed 30 year 3% mortgage, you are not going to sell at a discount. You are going to rent it out until you can get a new mortgage at the same rate on new house house you just bought.

Same goes for death, divorce. It's just not happening at a high enough rate to force prices down.

Prices will remain high, there is no mechanism to cause them to drop. Can't raise rates on a 30 year fixed, wages continue to rise. Selling at a discount would be foolish.

Inventory levels will go up, but prices will not go down much.
