Paperwork used to move a lot slower before the internet. Now you get approval in minutes. Most of the paper gets moved to Fannie or Freddie after that, and the quicker the better.

I had my first mortgage on my first home with a lender who I knew would hold my mortgage. That was the case until they got bought out a couple years later.

My next home I bought in 2003 I used an internet lender, and that loan got passed around quite a bit to different service companies the first few years.
