I bought it back in April 2024 at around $28 per share and sold it in August of this year for several reasons. First, I felt the stock was range-bound, and with a 24% profit, that was good enough for me. Second, I believed that economic uncertainties — including tariffs and, for better or worse, immigration issues — could have a short-term impact on its performance. Lastly, the affordability of the Vegas Strip seems to be in question, and the push to move it upmarket adds another layer of uncertainty for me.

If it drops back to the mid-$20s, I’ll revisit the idea of buying it again. For now, I’m just watching from the stands.

I was a long term holder of VICI until the last few weeks - I finally sold my last shares within the last week. I no longer have any REITs. Not opposed to revisiting them in due time but for now I'm on the sidelines.

I have a position in VICI. Not very large, but I wanted to own something in this space, and the REIT way seemed best for me. Was also considering GLPI and a couple of others. In my opinion, at the time I opened my initial position, VICI was far and away the better choice.
