I used to own both O and NNN but NNN always seemed to underperform O so I sold NNN and added the proceeds to O.

I'm not suggesting others do the same, I'm simply sharing how I managed the situation.

We are in the same boat. I'm down about 8% and it's in my IRA. I expect the price to improve gradually over the next couple years.

I had O years ago because it was very popular on Seeking Alpha. I held it for several years and sold it maybe 3 or 4 years ago for the same reasons you mention. Don't think I lost on the sale but did not make any real money either.

When I look at O's performance, it does not look too appealing (Roughly 1,7% annualized total return ovver past 3 years and 4.7% annualized return over 5 years). It appears ancient history performance is better than more recent history and this past year has been pretty good.

Basically, it does not interest me at this time.

I do have a few lackluster performers that I am not selling with the hope that they might do better at some future point. I would therefore not fault you for continuing to hold your O shares if you want to see what the future holds.
