Hi All:

FWIW, the management, especially Allen, Avtar, and James, have always been VERY responsive with me as well. As for the "tongue in cheek" stuff, I wouldn't discount the theory that brokerages are finally awakening to the true value of NRT (which I think is somewhere in the mid 2's).

However, this type of awakening (supported by lots of accumulation) has historically been impeccably timed with a big announcement.
