Barry- I think bankruptcy has become much more acceptable socially. This and changes in the bankruptcy laws combined with lawyers advertising how easy it is to put your troubles behind you cause the growth that we are seeing.

I went through a number of collections in the early ninetees where individuals came in with lowball appraisals on their property etc. and basically walked away clean. In one instance bankruptcy court allowed a debtor to keep rental property when he came in with an appraisal "only" 10,000 over the mortgage.
