Hotknots: I'm sure you'll appreciate that discussions with other companies, especially seniors, are sensitive. At the risk of appearing coy, I have to say that we are in discussions with some of the companies you've mentioned and some others but we have no idea if or when we would be ready to announce a JV. In one way, you almost have to see this as the real estate market at the beginning of the eighties when interest rates hit 20 to 22 percent (as I recall.) The buyers are afraid to commit themselves and when they do, they figure they can get your house at deep, deep, deep discount. And we aren't ready to put on a fire sale. Then things started to change three weeks ago with Lejano and, if you ignore the bounces, things have been improving ever since. And they are still going in the right direction. So, does this mean a JV is closer than before? Well, the game's improved (dramatically) and it's also changed leagues. We'll keep working our best hitters and see how far they'll go. To understate it somewhat, I'm got faith (and a major investment) in our chances. Greg
