Skeets, I think they may hit 5 3/4 or even lower. Basically, it has to do with the fact that the economy is not really growing, the deficit and federal debt loads, though not as good as Washington would have us believe, have gotten better, and credit demand is low. Lots of money willing to be lent out and few credit-worthy takers makes for lower rates. Right now. Longer term, the asset inflation will catch up with rates and send them higher. MB
