Hi Jim: Checking in on Sunday evening with a laptop from an off-site location. I think the shares subject to the rights have tax benefits too. Somewhat academic for me, as you know.

HI Jim; you are likely right about large players assuming they can get some encouragement from STF/BEA. Remember a fund manager is going to have a hard time justifying the premium if the shares never do go up.

I don't know that the average investor would use the average price argument, small guys can buy on the open market without fear of driving the price up. An institutional type couldn't do that.

Another thought we should be aware of; is the tendency to sell on news. If we do see a price runnup, it is likely to drop at least a little after the land sale, a thought to keep in mind if any of us miss the boat the first time.

Thankfully all this speculation draws to an exciting conclusion this week!!
