In a seller's market like the San Francisco or San Jose, you'll probably have to work with a seller's agent--that is if you want to view houses for sale while they are still on the market. I just bought a house in the seller's market of Boston, so I speak feelingly.

I highly recommend the book _Home_Buying_for_Dummies. It lays out all the paperwork and processes and gives good tips.

Try reading a book called "the challenge" by Robert Allen concerning getting great deals with no money down from motivated buyers. Has some good idea's in it but probably harder than it looks. Also there have been some magazine articles about R/E clubs (like investment clubs) where people trade ideas and info.

I've not been doing it myself. Just reading about it.

Skeeter,

As a buyer, there's not much benefit to buy a house without an agent
because the seller has to pay your agent's fee. Seller's agent'd love
to have somebody like you without an agent for s/he can keep the whole
pie. Buyer's agent should provide you all the paperwork.

However, you can save a lot of time by searching houses on the net
before calling any agent. Hands on person like you end up doing most
of the leg work anyway. But if something goes wrong, you'll have one
more person to sue if you have a buyer's agent. 8^) After all, seller's
agent is there for the seller, not for a buyer.

Once you know all ins and outs about the process, you can bargain with
seller a little bit from time to time. But I still don't see much benefit of
not having your own agent as a buyer.
