ok. also bumped into an old friend. has a lot little smaller then mine. permit to build 4 units.700k-750k asking price.
@700k/4=175 per lot. lets say u build 1750sq*$70=122k for building.
or lets say i don't know what i m doing therefor endup paying $100/ft to build (including fees etc) comes 175k for the building.
175k lot + 175k building=350k cost . sell price 550k. Four units profit is $800k. more then 100% roi even if one pays cash for the lot.

usually one would not put down 100% for the lot. all numbers conservative so lots of room to make mistake. still in a sticker shock.
