saju, you look lonely in here ;-) hey, america one mortgage offers 7% for no points. not too bad. i think we stay here. real estate and stocks are very inflationary. info tech and goil are very deflationary. add it up and we get nothing. a rise in short term rates may help long term rates stay low. depends on what the fed does.

the 15 yr is at 6.82 and the 30 yr is at 7.14

in one month the 15 yr should move down 0.08...
