I think many have already answered the question as to what would
motivate such a move. There are many smart ways and good reasons to use debt for expansion. Look at your own personal life. Do you pay cash for everything? Have you ever leveraged the use of other peoples money even when you didn't need to because the spread between interest you pay versus the return on existing equity was too tempting to pass up?
