Like I said before I am not trying to put you down but I managed a $120,000,000 factory for 15 years, I did all the accounts payable and meet with all the vendors. I know you don't need this kind of management fat to run a little company like Granite. Let me ask you a question, when you purchase raw land who is paying for it? Right you are. So the idea here is if you are cash rich which Granite is not where does their income come from to pay management. This is not an REIT they get no equity or payments from any of their properties. I understand the old saying that we can produce anything in this world except land but who has to pay for it? The idea to make money in real estate is to have someone else pay the mortgage and you reap the benefits of the equity when you sell.
