hope you are right about something coming, probably news of the jv with saf. i keep looking at the svb maps and lay isn't out of the picture if there is more pots and pans discoveries. they cover the east side pretty well, mind you a long ways off and just could benefit from some news from the major or the cypress properties. this would be a different stock with 2 plays in motion. i still like the partners they are associated with, all have had success to date....
