Let's see if Ira gives more details tomorrow about the other acquisitions. The Wilmington, DE acq. came out of the blue. We still have Italy, Manhattan and another to close. But, I'd like to hear about buyback action instead of dilution. The revs are coming in, folks, so lets use cash and reduce the OS.
