Jim thanks so much for your good input on the REIT'S. I have read every word and printed them out. Let me ask you a question and I am not trying to be clever or adversarial. Don't you think that if the market goes into a tailspin it is likely not to be a slight tailspin but a large tailspin? Then, in such a scenario don't you think that the good girls and the bad boys will all go to the calaboose together when they raid the speakeasy? My best,
