Bonnie, it will make a big (and negative) difference on what people will retire on. Housing prices do get their own crashes (ask the good people of CA or the big declines we had in the mid 80' here in the northeast). The last time I looked, most 401k had more than 50% of their assets in Bonds, and even if we go into the old average PE for the S&P (about 13 to 15 or about a 50% decline, which I am not seeing for the time being) most of the portion that was invested over the last 10years in stock would still be above water. Investment in real estate has not fared too well in the last ten years, and here in the northeast there are some subtle signs of an impending softening (so I am told by my personal expert, my wife).
