IF interest rates stay at current level or lower AND

corporate profits stay at 20% or above (said something about he hasnt seen this in the
past)

there is no overvaluation

he doesnt think there is a bubble

wont comment if he would buy his stock at this price except:

he says....I havent bought any in a long time and havent sold any in a long time
