LM, Building from scratch requires a high rate of return, due to the significant level of risk. Many towns are saturated and an entrenched competitor is hard to beat. Remember South Texas. tgs59

Regarding Mr. Hilliou and our collective letters, the only suggestion that I would make is to set a date for a response (unless it's in there and I missed it). My recommendation would be to give him til July 1st to get back to us. 6 weeks should be enough time for him to get a general feel for what the hell is going on and at least have some specific plans in place for where they are going. Asking for this on day 1 of his tenure will necessitate bland responses to many of the questions. IMHO Jonathan
