Good evening Jay, could you explain to us the details of the Hoffman deal? People seem to think NRT will receive the $86 million. But as you and I know this is only an option. The payments are milestone payments, very frequent in the biotech business. Would you mine explaining that to our fellow investors? Thanks a lot.
