I buy based on a snapshot at the time I buy. Look at it this way-- if you were buying a piece of real estate and it was netting 100k. 10% cap rate is market. If the rent was forecast to be 120k next year-- what would you pay? I would pay 1M. You would pay 1.2M. Every real estate investor that makes money would pay 1M. The greater fool pays 1.2M.

Cap rates are the same as multiples. I bought FAMH from what the company said they were earning with a reasonable multiple (since they are BB). Now, we do not have a handle on what the real numbers are. So the projections do not mean caca 'till we get actual NOW numbers.

And if you own a company you should know better. Would you pay for a distibutor on what they are making or on what they say they will make next year. Please answer...
