Don't wish to sound confrontational anymore, but you have no idea what you are talking about.

A buyer does sign an agreement with a "buyer's Broker" not to speak with any other broker. And the "Buyer's Broker" is obligated to work on the behalf of the buyer not the seller.

Unfortunately "Buyer Brokers" aren't available in every region of the country...and are now becoming better known to residential buyers

In the commercial sector, however, they've been around for quite some time. To substantiate this assertion all I have to do is mention one company's name:
