I did not consider that as a reason, but considering the speculative exuberance in a market that has really gone nowhere, I will add the selection: 6. "The market is all tapped out". This means that what we are seeing is the best that it will get. At least until we can encourage some of those speculators to convert their credit card loans into a second mortgage on the house. Then we can have another bull run here! Someone have the number to some banking interests? "Promote refinancing" is what I say! Bob Graham
