off topic: kirk, i might be able to help you out as i just bought a home. i opted for a fixed rate at 7% (worst case scenario, 7 1/8%). it cost no points and only about $900, not including title and escrow.

this is BY FAR the best deal i found in california.

try calling americaone at 1-800-99america (the trailing c and a don't matter to the actual phone number).

notice, i didn't pay any points. here's why. if inflation shows up i got a loan at or very near the bottom and i am happy (although my house did cost a bit too much for my value liking!). if rates drop, like in japan, i can refi cheaply, assuming i'm still working. i'm really leaning toward deflation. too much capacity and not enough demand in major industries and throughout major countries.

hawaii is getting slammed. real estate is waaaay down there. $130k condos are now $80k. layoffs are occurring right and left. stores are closing. govt workers took a 10% pay cut across the board - first time in hawaiian history. but my eyes are open and i don't see reaal outward signs on the mainland yet.

for one point you could get 6 3/4 or 6 7/8 with no points and about $900.

i've also found the service to be pretty good through americaone (all the sharks say the reason they charge extra points, fees and/or rates is b/c their "service" is so good).

i don't close until june 3 but my loan is just one employment reference away.
