no jumbo here, bro ;-) americaone should be able to get you a loan for $950 + title. s/b much less than 1%. i'm not sure rates dropping is a foregone conclusion. they may pop first before dropping, too.

people feel REAL good and it is showing up in real estate and retirement accounts now. it could spread. i got the 30 yr fixed b/c i like to sleep at night. it is my worst case scenario. i can live with that.

btw, you are exactly right about hawaii. however, i remember about 2 years back when asia was our market's salvation. their pain may spread, albeit, not as much as in hawaii. but then again, a nice 20% haircut in real estate is still a lot "better" than the 35-40% they've taken there in some instances :-(
