This is true of most large retailers. Sears, J.C. Penneys and Walmart is a mixed bag here. I am not sure how much leasing Walmart does but I believe it to be 2/3rds (off the top of my head) leased. In any case, not an issue.

agree that by fundamental analysis AMZN is ridiculously overvalued. But as the
concept of the "5 year pure internet etailing" investment, it appeals to a lot of people with
money. AMZN bears are saying that the street will demand earnings and the valuation
will fall from a concept stock back to one based on fundamentals relatively soon. I'm
guessing that won't happen for a few years.


I could not agree more with this statement. I am short but I have that concern that it will take a long time for reality to set in. I want to believe reality will start this week but have doubts. Your comment which was meant to mean the short term, which could be a few years, can and likely is quite accurate much to my dismay.

tom, wall sweet is and has been in a very generous mood for a long time. i do believe amzn will crash and burn badly. however, i don't know when. irrationality doesn't always turn into rationality very quickly.

however, i do believe that greed will turn to fear in general. the over all market has weak legs to me. if people get scared then i believe concept stocks won't en vogue anymore. what have you done for me lately will the new mantra.

it will be fun to watch. ;-)
