ElGator, are you saying prime is 9.5% ? Around here it is closer to 8.5% making the loan at prime + 3%, somewhat on the high side.

You wrote: snip - The loan rate of 11.5% is Prime + 2, this is not usurious or unusual. A longer term fixed-rate facility is ALWAYS more expensive than a short-term or variable rate facility simply because it costs more to fund.

I think it is. 11.5% is very Usurious. I am running a small business and have a 20 year fixed rate loan of slightly less than 1 million dollars. I am paying 10.18% on this loan. I think that the 10.18% rate I am paying is waaaaaaaaaaaaaaaaaaaaaaayyyy too f-ing high in what is a non inflation environment. Put yourself in my place, if you have to pay the bill, do you think 10.18% is cheap? (not only no, but - Hell no)!

Why should my Mom and Pop business which I would like to sell for 2.25 million dollars be able to get a loan cheaper than TAVA ?? I have many other reasons why I think the market cap of TAVA is too high. What do you think the market cap of TAVA is worth? My Mom and Pop business makes a lot more money than TAVA. I admit that my company does not have the growth potential of TAVA. It is not ensured growth anyway, what happens to TAVA growth after year 2000? -- Good question.

I appreciate the reasonable discussion that has take place so far during the last week on the TAVA thread.
