Scott, I will sure second those thoughts. It's just amazing to me that while the underlying value of our stock has increased rapidly over the last several months that our stock's price has stayed the same or even dropped. It's my opinion that the root cause of this is that our sellers who as a whole represent considerably more force at present than the new money coming in do not understand what they own with respect to the underlying value of our stock, hence are willing to sell at these levels. If the lid ever comes off, I can't imagine just where we could stabilize, but I imagine it would surprise a few people. Ready for a surprise, James
