michael, after spending over 20 years as a commercial real estate lender I can appreciate where you're coming from. There is a real change going on right now. Major lenders are now pulling away from major RE projects and the REITs are no longer buyers. This should limit new supply and keep rents from falling in most markets. Most of us are unable to closely watch so many different markets as well as different segments of the RE market. I believe you are better off with a basket of REITs or a good fund that " leaves the driving to us." Regards.
