Thank you for the reply and introducing me to AU. After I wrote I got to thinking...<gg>. 1 to 1 is the only way that makes sense per the stated yield . Otherwise (2:1) yield is way low.

Interesting DEFLATIONARY sign: I live in Denver where the real estate market has been very hot and the economy has been among the very best in the country. August was the first month in 5 years that the average price of a new home DECLINED, even though sales are still up 10% from a the same month a year ago and of course interest rates are at record lows. Home prices are historically among the best leading indicators of deflation. Just thought it was interesting...
