The effect of financial market turmoil on Commercial Real Estate??

What are your thoughts on the effect of recent financial
market turmoil on commercial real estate prices?

Especially downtown office building prices

I see conflicting effects. Recent turmoil will affect
both the supply AND demand for commercial real estate assets.

THE SUPPLY EFFECT:

The financial press (eg WSJ, Business Week) views it as a positive.
Basically, they see reduced financing holding back
new building construction, keeping vacancy rates low
and prices high.

THE DEMAND EFFECT:

On the other hand, I view it as a negative.
I see reduced financing resulting
in reduced bidding by REITS and privates for
existing buildings, and prices falling.
